The Holiday Update - Thanksgiving, Hanukkah, and Christmas

So not much happens this time of year....it's been almost seven weeks since I wrote last,
and while there have been a few listings and a few contracts, only closings have taken off...more on that later. I hope your holidays were merry and bright - ours were certainly characterized by chaos.  Wonderful chaos, with the two babies here plus Alex and Rachel.  Who knew it could be this much fun!



Currently there are only a few listings (67!) in the Skaneateles area of the multiple listing service.  Of these, 13 are in the Village and 18 are considered waterfront.  Six new ones came on in the past seven weeks...they range in price from just under $300,000 to just over $400,000.  The latter (see photo above) is my new listing at 51 Calemad in the Town of Sennett but Skaneateles Schools.  It will get its own "new listing" blog, deservedly so, if it hasn't sold before I get to it!

In the "just waiting to close" category there are 11 homes.  I've been there at the end of the year, trying to get something closed either right before Christmas or the new year....it can be hard!  So who knows how many of these will make it.  Six are new to this category, one Village, 2 waterfront, and 3 in the town.

As promised, the "sold and closed" area of the MLS was busy.  Thirteen homes closed in the past 7 weeks - 13!  We now have 114 closed sales this year....I am looking forward to analyzing trends in mid-January once all the closings have been reported.

A last minute reminder!  If you haven't re-registered for your STAR tax exemption, you must do it by December 31st - as in TOMORROW!  It took virtually less than 5 minutes...and we will save a bundle on school taxes.

New Listing! 2415 Amidon Drive in the Town of Marcellus

When I first listed this house in 2002, I described it as a "House for All Seasons."  As a ranch, it is perfect for "boomers" and anyone who needs one floor living.  Not even a basement to mess with - but a good-sized crawl space exists under the main part of the house.  The previous owners had changed the garage into an apartment, sort of.  One bedroom with a full bath and large walk-in closet, plus a living room with gas fireplace overlooking a deck and yard. Private entrance, too!  They used it for an in-home beauty salon - could be any home office.

Because it has four bedrooms and two full and one half baths, a family could easily move in with several children.  Three of the bedrooms are on the west wing, as I called it then.  They share a deep family room, with a wood fireplace and lots of windows looking out on the yard and view.

I sold the house then to the present owners.  They upgraded appliances, removed the old and unworkable inground pool, painted and put in a new fan in the "radon contraption" as they call it - a very apt name!  (And yes, it already has radon mitigation...)

The house was built in 1965 but the garage was added more recently and is huge!  Plenty of room for a work area and it already has shelving and closets.





The land is what makes it so remarkable, though.  Just outside the Village of Marcellus (no village taxes but you do have public water) it sits above South Street on 2.6 acres of mostly wooded land.  It's encompasses the northern and eastern part of the cul-de-sac - huge pines line the road.  You have privacy, but access to the Village and all the amenities, as well as neighbors within reach.

The price is $199,900....the ML# is S302448....take a spin up there - you will love the land.  Then call me please!

"The Days Grow Short" Real Estate Update - November 1st - 20th

November....a wild month always in Central New York!  I started the month sitting in the sun and actually getting a tan, waiting for the call from Alex announcing his new job - hooray!  He will be staying in the City and not taking a position with RE/MAX down there, as he was poised to do.  Still, if you want to do business there, please contact me and I can give you the name of a wonderful broker!

I visited a friend in Florida last week.  Just briefly, but I got a taste of "The Villages" which I had heard of and to which she and her husband have retired.  What a place!  As per usual, I brought an arctic cold front down with me - temperatures in the 50s with winds gusting to 30 mph...and as is not usual, nothing sold up here! But what a great few days of getaway time...

Currently there are ONLY 77 active listings in the Skaneateles area of the multiple listing service.  Of these, ONLY 11 are in the Village.  There are 23 waterfront properties - a disproportionate amount, because generally they are close to the same number as the Village listings.  Also, I would expect to find about a quarter are waterfront, not this high a percentage.  Just a bit askew, as it were...

Over the course of the last three weeks only two new listings came on, contributing to the low number.
Three others were re-listed.  There are 18 under contract, four of them new in November.  Two are within the Village boundaries and two are just outside.

This emphasis on the Village continues...9 closed since the last update!  Seven were in the Village, one was waterfront, and the last was in the town.  This brings to 101 the number of single family homes closed this year, making this another banner year!  Amazing...low rates, well-priced homes, pent-up need to buy and sell, an improving economy...and there's still room for more sales and closings before the end of the year.

So bring it on!

The Halloween Update - October 16th - October 31st

Spooky times here! The wind came up last night and swirled the leaves.  Our new door makes faint howling sounds, I've discovered.  Lovely, lovely evening!  I was reminded of other Halloweens when Alex was little - our famous Garfield costume and subsequent news item on the Albany local news when he was 7 in Saratoga.  Another warm night there, the last time he went trick or treating.  And last year when Super Storm Sandy hit, but the Upper East Side where he lives now was spared, and he could take Liam out in his own Garfield costume.



And the beat goes on....There are currently 82 active listings in the Skaneateles area of the multiple listing service.  Of these, only 13 are in the Village, and 24 are waterfront.  This is one of the lowest numbers we've had in a very long time, almost half as many as a few years ago!  Nothing new came on, just the re-listing of a very lovely waterfront property in the $600,000 range.

There are 22 houses in the contracted categories.  Six new ones came under contract - two each in my self-described three areas.

Gloriously, there are 92 sold and closed single family homes as of Halloween.  This shows that we have less than a year of inventory out there, so buy now!  Seven new ones closed in the two week period.  They spread out almost evenly - two Village, two waterfront, and three in the town.  Of these, 3 had been on the market for over a year.

As a side note, there are times when the "over a year" listing does not accurately reflect the process.  Some owners, recognizing that the market is either overly stocked with homes like theirs, or having the means to wait a bit, will rent out their homes and bring in enough money to pay the mortgage, insurance and taxes plus make a small profit.  Houses simply do not sell as well with a tenant in place.  Real listing time should be marked from when the home is ready to be sold and can be easily shown and quickly closed.

So as we move into November the time will change this weekend - fall back!  Showing times will decrease with this, and ease of movement (as in the arrival of snow).  Please come out to my open on Sunday at 149 North Main Street in Jordan - you might see the first flakes of the year falling into the creek!

Open House Alert! 149 North Main Street

Such a great place with such a good price....$239,000.  Think of it, well under 100 per square foot - can't build any more for that price.  And such a building!  Built to last centuries - and it will!

The bridge has been rebuilt so the two or so acres on the other side are now accessible.  Go explore! I did have a walk-up attic while I was growing up in Syracuse.  We didn't use it except for storage, but there was a good feel about it.  This one can be used - the flooring is quite thick.  More square footage?  It has over 3,000 now!

Open Houses Alert! Saturday and Sunday

The time has come to do a few open houses, and since I have several listings some will be done on Saturdays - at least this Saturday!

Lovely 50 West Genesee will be open noon to 2:00 on Saturday, October 26th.  It's perfect for the rare Saturday open house - right down the street from the Sherwood Inn and on Route 20.  Visitors to the area who love Skaneateles or have just discovered it will be taken by this turn-of the-century home and its gorgeous woodwork.  The fact that it's been updated isn't readily apparent from the street.  That's why I want to draw people in, to see the granite in the kitchen and three full baths, the cherry cabinets and stainless steel appliances.  They can pick up a copy of the the updates, then go shopping in the Village Center just a short block away.  Hopefully the weather will allow them to go on the pier, or sit by the water...Once they own the house, they can sit on their own porch!  But I'm getting ahead of myself.....

On Sunday I will be out in Borodino holding that remarkable home at the corner of East Lake Road and Nunnery open for the first time.  It's taken so long because the owner insisted on putting in a brand new furnace as long as he already was putting in a brand new well!  All the big ticket items have been taken care of - the roof, the porch, the deck, paint and reconfiguring of the rooms, and of course the mechanicals.  It is lovely and unique, and worth several looks.  My favorite part is the dance hall on the second floor.  I can hear the music, imagine what it must have been like years ago in softer times.  Open Sunday, 1:00 to 3:00....and actually there will be other listings in Spafford held open as well!  For photos and more, please go to ML# S298847

Words with Friends - The Bigger Picture

When I started this blog years ago I said I would write about my life as a Realtor in Skaneateles.  As part of that life, I manage my time and make sure I am on-time for appointments.  A couple years ago I said I would never rush again (a New Year's resolution) which meant I would always leave early enough to allow some time for whatever came up.  Coincidentally Alex got me started on Words with Friends and I was hooked. Now I get places early to play if there are no e-mails or texts to write.

Generally I play with Alex and a couple local friends.  But over the course of time I have found - or they found me - a couple women who enjoy playing as I do.  In each case they thought I was someone else - Margaret Brooks being a very common name, it turns out.  The first woman, Kathy, lives in Manila!  The second, Lozza, is in Australia.

Over the course of about a year we've traded information on our areas.  She's told me about the Wyangala Waters where she vacationed in a caravan, and I have told her about the Finger Lakes.  She has spent more time in the states than I have in Australia (as in no time at all).

Yesterday as I pulled into the M&T branch in Elbridge I heard on NPR about the fires in Australia.  I knew she lived in New South Wales, but I never imagined that the fires were in her area.  To me, Australia is vast and the states huge.  Whenever I worry about my old friend in Colorado - floods, fires, blizzards - he tells me he is well out of the way.  But NPR said "The Blue Mountains" and my attention was assured.

I looked up our games, and there was a message from her.  Over 200 homes had already burned, but she felt they were safe.  Today I got this:

   There is an emergency alert out for the whole of the Blue Mountains area for tomorrow.  My
daughter-in-law and grandchildren are evacuating but my son will stay with their house.  My husband is working at the relief centre but I will try to stay with our house. We have a community fire box at the end of our street where the fire hose can be connected to the main.  They can use that to protect the houses from embers if that happens.  It is comforting to know that people all over the world are thinking and praying for us.

She sent that 12 hours ago - I wrote back this morning but have heard nothing.

We are so lucky here in Central New York.  Last year was SuperStorm Sandy that totally missed us.  No threat of fires will ever erupt here - and yes, there may be flooding in the Southern Tier (no small problem for those affected) or an ice storm or blizzard or two in the winter.  Yes, the Labor Day Storm of 1998 is still recent enough - but I can't imagine a circumstance where our homes would be totally destroyed, as well as our neighborhoods.  Maybe as the climate changes and the years go by we will have our own Super Storm - but for now I feel safe.  I certainly hope Lozza and her family get through this...

Skaneateles Real Estate - The October Update

Ah, October!  One of my very favorite months...I went out to the lake today and going down East Lake Road the trees positively glowed.  And today really wasn't the most beautiful of days - we had those last week!  I told Bob what I loved about this time of year was the light - that painter's gray with sunshine topping the trees.  It all foreshadows the winter months to come, but I find myself thinking more and more about cross-country skiing and snow-shoeing....but there are houses to sell...and deals to make before I ski.

There are currently (as of the 15th) 92 active listings in the Skaneateles area of the multiple listing service.  Of these, ONLY 17 are in the Village and 26 are waterfront.  I stress the the "only" because that is a low number, and usually about the same as waterfront properties...but the Village is selling!

This period covers the days between September 18th and October 15th.  During that time only four - four! - single family homes came on the market.  Two were in the Village and the two others were in the town, none waterfront.  Nothing was re-listed, which is a hopeful sign that things are moving without having to re-list.

There are 23 properties listed in the under contract category.  "Surprise" - 8 are Village homes, and one each for waterfront and the town.  The median list price of these homes is $244,000.  Just drive up Onondaga Street - they all seem to have sold within weeks of each other, and I am sure account for the slightly lower price.

And now my favorite paragraph - the SOLD paragraph.  We have (drum roll please) 85 homes that have closed year-to-October 15th.  Eleven are new - and oddly 3 in the Village and 8 in the town.  But think of that - in the same time frame 11 closed while only 4 came on the market - a reversal of trends?  Time to buy?  Of course!  And the median price of the sold listings is $297,000...more like it!

Last year at this time there were 95 sold and closed homes.  But let's remember that last year was a record year, and not reflective of the previous decade.  In fact, in 2011 there were only 55 closings by mid-October, but with the (almost) same median price.  That's a huge difference!  I am glad we are on the up side of it!

So if you are out there wondering what to do this weekend, please stop by my open house at 54 Onondaga Street between 12:00 and 2:00 on Sunday.  I know we just had the first open a couple weeks ago, but the sellers took to heart the comments made at the brokers' open and have worked feverishly to make a few recommended changes.  One of the changes is the price - $325,000.

Open House Alert! 54 Onondaga Street - Skaneateles

Have you ever wanted a four bedroom, two full bath home in the Village?  Do you need (or want) a first floor bedroom?  How about a two-car garage...private yard.  Kitchen with granite open to the family room, warmed by a wood-burning fireplace?  Southern-facing deck that runs the length of the back of the house?




You have it here, in 54 Onondaga on the corner of Teasel.  Open Sunday, October 6th, 1:00 to 3:00 - with hopefully abundant sunshine so you can lounge on the deck.  If it's chilly we can use the fireplaces (two of them) - I always like the look of flames reflecting off gleaming hardwoods.

The house is unassuming from the outside, reminiscent of a Cape Cod-type home with shake shingles on the side and garage.  The sellers have added usable square footage in the lower level...yes, "basement" is the correct term, but I love how the door opens to the brick patio under the deck.  It feels quite like a garden apartment down there.

The price is $345,000...you get over 2,000sf on the first and second floors, and another 600sf in the lower.  That's hard to find in the Village for this price.  Two of the three upstairs bedrooms are fairly large with window seats and skylights.

Open House Alert! 50 West Genesee Street

I hadn't seen it like this....totally vacant, devoid of furniture, people and dogs.  I was afraid after the tenant left that it would seem "old" or somehow there would be flaws that weren't noticeable when it was filled with the previous people's things.  But no - as a matter of fact what shows up more are the graceful features that make it so lovely, such a treasure.


So much is included in this photo!  You can see the stained glass on the landing, the marvelous spindles on the oak staircase.  Up on the wall to the right of the window is one of two sconces.  The floors are all hardwood, upstairs and down.  Under the staircase is a closet - excellent use of all space.  The walls were painted (no more wallpaper) and embellished by Chuck Gridley.  The doorway you are looking through leads to the dining room and to the right of that is a small parlor with a wood burning fireplace and bay window.  There are four sets of pocket doors, and they move very easily so they are actually useful.  Beyond the dining room is the kitchen (granite and cherry) and beyond that is a family room/office-type of space. It's so well-lit because of the sliding glass doors that lead out to a deck, then the yard and garage.

It's a home that gets "visited."  I've had two brokers' opens there (two separate listings) and agents return even though they've seen it before, simply because they like the feel of the place.  Past occupants/owners come to the open houses. Even though they've moved on they want to return, and the house welcomes them back.

Come on Sunday between 1:00 and 3:00 to see if the home has the same impact on you!  As usual there will be refreshments of some kind, and possibly a fall surprise and/or incentive to buy it soon.

Skaneateles Real Estate - The Occasional Update (September 18th)

I was already to go with the update, but then realized I had to get in the open house alert for last Sunday at 149 N. Main Street in Jordan.  And I am glad I did!  I was busy all the time - just lovely, and everyone really liked the house too which is always important.  From that moment on I was swamped with work and did not get back to the update....so this one uses September 18th statistics.

There are currently 102 single family homes on the market in the Skaneateles area of the multiple listing service.  Of these, 25 are in the Village and 27 are considered waterfront.  Eight of the nine "new" listings in the past week or so are actually re-listings.

There are 24 properties waiting to close, or to have contingencies removed.  Two new Village properties came under contract.

As of the 18th, 74 single family homes had closed, year-to-date.  Two were in the town, and the third is in the Village.  We are getting closer to the Fourth Twenty!  I can almost see 100 sales this year for the second year in a row....

Speaking of 100 sales.....I attended very sadly the funeral of Mary Toman from Realty USA's Camillus office last week.  The church was filled; her calling hours on Wednesday night lasted 5 hours.

Mary was a fixture in the real estate world I joined over ten years ago.  We did several sales together, and there always seemed time for her to talk a bit.  She was a legend - she did over 100 sales a year, every year, for the past 15 years.  She - personally - without a huge team.

But what was more poignant for me was her beginning, lovingly described by Mark Re.  She had lost both parents by the age of 14, so she lived alone on Shonnard Street and attended St. Pat's School on Tipp Hill.  The powers that be felt this was not appropriate, and wanted to put her in an orphanage.  At the court date a woman who cleaned the school stepped forward and agreed to take Mary - whom she didn't really know - into her home.  Such love and compassion Mary paid back over the years in her own attention to the family she eventually had.  And what I thought was also fascinating....she only started her remarkable real estate career at the age of 47.

I will miss her.

Open House Alert! 149 North Main Street - Jordan

Meanwhile, a short distance away in the Village of Jordan, I will have the beautiful home at 149 North Main Street (ML#S296384) open on Sunday, from 1:00 to 3:00.  It was built in the mid-1800s and they certainly knew how to erect homes that lasted back then.  The walls are thick, and the owners are amazed at how little the utilities cost for over 3,000sf of living space.  The bedrooms are large - something that is usually only seen in master bedrooms these days.  The kitchen has a walk-in (and around) pantry, plus there's a small office just off the living room.

I love the porch and deck...Just sit on the front porch (accessed only from the house) and watch the world go by!  In the rear the decks overlook Skaneateles Creek.  Buy this house, and you own 5 acres plus have the pleasure of fishing from your own back yard.

I look around at the old homes on my way to the house and try to imagine what it must have been like when the house was new, and surrounded only by other homes as glorious (or almost!) as this one on the far NW side of the Village.

So come to see it please - you will be pleasantly surprised by all the updates. My personal favorite is the second floor laundry - but then again, the walk-up attic has even more potential.  Remember - 1:00 to 3:00 this Sunday!

Skaneateles Real Estate - The Six-Week Update

I am not going to bore you with what came on and what sold.  A lot came and went, and there are more single family properties waiting to close than Village listings.  I can summarize though.

Currently there are only 103 listings in the Skaneateles area of the multiple listing service.  Of these, 24 are in the Village and 30 are waterfront.

There are 26 homes waiting to close.  Of these, 8 are in the Village and only 4 are waterfront.  Village for a second year remains highly desirable.

So far, year-to date, we have 71 homes that have closed.  Of these, 25 (40%) are in the Village and 13 (18%) are waterfront.  The total number of closed homes compares with 2012 when by this date there were 81 sold and closed homes.  Not as good as last year, which was record-setting, but certainly better than 2011 when we only had 50 homes closed.  The trend is upwards, the Village is booming, and the prices have increased also.  The median list price increase is only $10,000, to $300,000.  But there were only 2 homes listing over a million that closed in 2012, and 8 (count 'em!) in 2013.  So far!

Update - All Summer Long





I opened up today to finally write an update.  I took an unprecedented two months away (although it hasn't seemed that long).  I wrote to a friend that I wasn't going to let real estate consume my life - but it did this summer.  This blog falls somewhere between personal and business....I love writing, always have, but like much of my non-professional life it has to take a seat behind the pressing needs of seeing, showing, and selling homes.  This can wait.  And has - way too long!

What was missed in the past couple months?  Personally, I can say the biggest change in my life was the birth of our second grandson, Oliver, on August 2nd.  I was taking photos of my new listing in Jordan (see above, and more on that later) when the call came that maybe we should think about heading down to Manhattan.  Bob came back from his job down the lake, I called for "dog support," and we left around noon.  A few minutes later we learned they were at Mt. Sinai.  An hour later the texts stopped.  At the Scott exit on Route 81South we stopped for a minute - and got the text the Oliver had been born.  We were in the City and able to hold him by 5:00 - amazing!  He is dark-haired (for now) and has a lot of it that sticks straight up.  Smaller than Liam, we know he will hold his own.

The week before my poor little Fiat was smashed as I showed a house on Orchard in the Village.  Never seen, it was sent flying over lawns to rest in the street.  No one - thank goodness - was hurt.  The driver experienced the opening of air bags and walked away, refusing medical assistance.  I was able to drive away (sort of) and after 5 long weeks in the Elbridge Summit body shop, am back on the road.  I doubt I will park on a Village street again - and think, please, before you do!  It's the second time I've been hit while parked.

Many of my listings have been sold and closed, with new ones coming on for the fall season.  The beauty above is in the Village of Jordan, at 149 North Main Street.  Huge house with huge bedrooms, a grand deck, sittable front porch, walk in and around pantry, second floor laundry, newer windows and a remarkably low utility cost.  The roof and furnace are basically new - what's to do but enjoy?  Oh yes - you can fish, too - the five acres is bisected by Skaneateles Creek!  An amazing property - listed for $245,000.

Skaneateles Real Estate - The Summer Update

High summer - rainy day....perfect for writing this blog.  I had thought about doing an open house out at Ten Mile Point in part because it's the boat show this weekend.  Glad I didn't.  On days like these Alex and I would head for the movies from camp.  We'd stop at McDonald's - a rare treat - and avoid going back to the lake as long as we could.  Now I love days like this - if I start at the lake and don't have to think about going there.  Curl up with a good book, put on an old movie.  Or, like today, write my blog.

Currently in the Skaneateles area of the multiple listing service there are 108 active single family listings.  Of these, 27 are in the Village and 30 are deemed waterfront.

Ten new ones have come on the market since I wrote the last update - 22 days ago!  They range from a low of around $200,000 to a high about $600,000.  Only two are waterfront and only two are in the Village.

There are 23 homes listed as under contract.  Five are new - and four of these are in the Village.  The homes under contract range from $200,000-ish to well over a million dollars.

Year-to-date there are now 54 sold and closed homes.  Twelve of these have closed since the last update.  Five were in the Village and 3 were waterfront.  Prices range from under 200K to over a million.

Last year was a record-breaking year for sales in Skaneateles.  At this time there were already 61 closings, so we are near that mark.  There were also a great number of Village homes and I thought that trend may have waned.  The numbers show differently - 19 of the 54 closings this year were Village as compared to 27 of the 61 closings in 2012.  The Village is still quite a desired commodity.

By the way - we had a very wonderful dinner last evening at the Glen Haven Hotel at the south end of the lake.  I had my brie that I love so much, and Bob had huge shrimp and a pasta of some kind.  For me, a rhubarb and mango crisp (a la mode, of course!) for dessert finished it off.  But mostly we just soaked in the beautiful setting on the porch, looking out at the lake while the sun set.  A splendid place to celebrate new beginnings and remember old times.

Skaneateles Real Estate - The Long, Long Overdue Update

No, I have not gone to Alaska or Asia or Anywhere.  I have been here pounding the pavement with my buyers, hitting my cell phone constantly, and returning home way past when I should have gotten there.  All in a good cause - selling my listings and finding homes for my buyers.

Currently there are 100 single family homes in the Skaneateles area of the multiple listing service.  Of these, 27 are in the Village and 28 are waterfront.  Seven new homes have come on the market in the Village since I last reported (June 1st!) and 5 new waterfront listings have appeared.

Altogether 26 homes have been listed.  The lowest priced home is well into the lower $100,000. The high is almost 8 million (and yes, it is on the water.)  Three of the new ones are under $200,000 and four are above a million.  The median price is a relatively high $449,000.

Fourteen properties have gone under contract.  The median list price for those homes is just under $300,000.

We are well up there in sales.  At the mid-point of the year we have 42 properties sold and closed.  The median list price was $295,000.  Five were over a million dollars (list) and 12 were under $200,000. 

I am sitting in the office on a very muggy Saturday evening, inspired by a new buyer who just called and who will need statistics like these to understand the market.  I need statistics like these to understand it - but then, I have little time to sit back and reflect.  Today I had that chance, and I enjoyed it....but when the market is hot, as it has been this past month, it is time to jump and ask questions (or reflect) later.

Skaneateles Real Estate - The Long Overdue Update

I knew it had been a while, but I didn't think it was a month!  I have been busy, which is good.  I do like looking back this far because it shows trends more easily.

There are currently (only) 92 single family homes listed in the Skaneateles area of the multiple listing service.  Of these, 28 are in the Village and 29 are considered waterfront.

Since the last update on May 17th, 17 properties have come on the market.  Only one is a re-list.  Nine are waterfront, and seven are in the Village.  Three are multi-million dollar properties.  The new listings range from $279,000 (my Highland Ave. listing - a steal!) to an almost 8 million dollar waterfront estate.  Four of the Village homes are stately and large, and they range in price from $500,000 to almost $700,000.

Turning to the homes that have offers, there are 29 in this category.  Some are waiting for other homes to sell, but the vast majority have offers contingent on financing or attorneys' legal work.  Where the median price was somewhere around $600,000 in the new listings, the contingent homes' median price is about $300,000, or half that number.  A third are considered waterfront, similar to the percentage of all listings.

With all these high numbers being bandied about I expected to find a goodly number of closings, as well.  Instead I found five, all of them selling below $400,000.  In this case the median list price was in the mid-$200,000.  This means simply that, as we all know, the lower-priced homes sell quicker.  The pool of buyers is greater than the million dollar home-buyers.

We now have 31 homes that have sold so far this year.  Last year was a record-smashing year, and by this time there were 38 closings.  Interestingly enough, the median price was just about the same.  But there is a slow-down, and it can be felt in the number of showings requested in the past month.  There shouldn't be - we just re-financed our house to take advantage of the 2.9% rates because they are going up.  I believe everyone should get out there and BUY!  There are some fantastic homes in our wonderful Village, Town and on the lake!

New Listing on the Lake


 The lot I have listed down Firelane 21B now has the possibility of a 1500sf. camp being built for it.  And for only $350,000 - brand new!

The owners have built several of the cottages on the road in the past 20 years and so we sat down to write up what it would cost for them - Lake Country Construction - to build another one on this lot.

The price floored me.  The camp would have a basement that could be a walkout.  Upstairs a bedroom, full bath, family/living room and kitchen.  The top floor would be left unfinished at this price, but could be a huge master suite or two bedrooms.  The camp was already built for someone else, so if you are very interested I can show you which one it is.

Skaneateles Real Estate - The Sometime Update (May 4th - May 16th

This business is one of ebb and flow.  One week the phones are fairly quiet, and the next I am working 12 hour days.  The one sure thing to start the real estate juices moving is if I go away.  I took a day to go down to the city and see Alex, Rachel, and Liam.  I told people this ensured a house would sell, and even picked out the house that would sell this time, and sure enough it did.  I spent a lot of my time standing in the park by the East River arranging showings (that get more difficult the farther away I go) and accepting offers.  I plan to be away a lot this summer to stimulate business!  The real estate magic even worked down there.  After months of looking, they found a two-bedroom apartment just where they wanted to be and for less $$ than they had expected!  (Still more than the average Central New York mortgage, but still...) Thank goodness...there's another little boy coming in August!

So currently in the Skaneateles area of the multiple listing service there are only 92 active listings.  Of these, 23 are in the Village and 25 are waterfront ('tis the season).  Two homes were re-listed, one in the Village and the other a great homestead for the right person.  Seven other new ones came on, ranging in price from the mid-$100,000 to almost a million.  I look at the numbers for the new listings and realize that a few years ago they would have been higher, perhaps in the 10% to 15% range.  But as homes sell - and they are still selling, I expect the numbers to go up.  Now is the time to buy, I tell you!

There are five groups that have taken this to heart and placed offers on homes in the past two weeks.  Three are village homes, around $500,000 or so.  This continues last year's trend...Another is waterfront and a third is a new build, from what I can tell.

We are up to 27, my lucky number, of sold and closed homes in the area.  The latest was listed in the lower $100,000 range.  Last year by this time we had 29 closings, so certainly we are on track for another great year.  You know the old saying:  "You snooze, you lose....buy now!"

Skaneateles Real Estate - The Occasional Update (April 13th to May 3rd)

When I went through my hotsheet today I sent off yet another new listing to some clients.  I thought I better do the update, before I got overwhelmed and it made less sense.  I put in the criteria, and came up with 23 new listings since the last update!  Oh my!  But then when I went through their history I discovered that while they had a new number and in a fair number of cases a new Realtor, 13 were actually re-lists of homes that hadn't sold.

The verifiable new listings can be broken down by Village (2), Waterfront (1) and Town (7).  There are now a total of 91 active listings in the Skaneateles area of the multiple listing service. In the Village, two great houses came on - one close to a million and the other close to half a million.  We have some gorgeous homes in the Village!

The Town homes range from a low of the mid-$100,000s to over half a million.  Large, small, with or without acreage - we have a great selection at this time of year.  Buy now and you will be able to close (most likely) by mid-July.  While there's only one true new listing in waterfront you could push to take possession before the 4th of July then spend the summer enjoying it.  And if not the new one - there are 23 others waiting to be sold on the lake, too.  Ten Mile Point has a great beach (see below) from which to watch the lights on the lake!  And it's a bargain at $250,000.


The "under contract" numbers have fallen a bit.  There are only 17 waiting to close.  Seven of these are new since the last update on April 12th.  They range in list price from a low near $40,000 to over a million.

We now have 26 sold and closed properties year to date.  Of these, two are in the Village, one is waterfront, and the remaining two are situated in the town.  If you missed it, I did write out the First Twenty back in April.  And, oh yes, 50 West Genesee Street is reactivated after a winter hiatus.

Bob and Decorative Painting

My daring and creative husband, Bob, just spent the last four days at a seminar on decorative painting.  While this is his specialty, there's always more to learn.  Years ago he took a course in South Carolina to learn the art of wood-graining.  There's a steel staircase in Crouse Hall on the Syracuse University campus that looks like wood.  You wouldn't know which one, because it looks like every other wooden staircase.

When he saw a course offered by Golden Paints to be taught by the world-renowned painter, Pierre Finkelstein, he immediately signed up.  The great news was that Golden Paints, the company hosting the seminar, is in New Berlin, about 80 miles away from our home.  It turned out he was one of the closest students - others flew in from all over the country to take the class.

They worked solid for three days learning the techniques, about the brushes (badger hair), and using the superb paints manufactured and sold by the decades-old company.  Go to http://GoldenPaints.com and read the history.  It's a remarkable company, brand, and force in the artistic community.  They have artists in residence, as well as people who make the paints that go all over the world.  The color charts are like none you have ever seen before, as well as the colors they offer. The iridescents are my favorite.

I have seen Bob's work and marveled at it now for years.  I am glad he went.  And of course, since we are all so connected, a woman he met at Golden Paints turned out to be the sister of a woman who had bought a house in Skaneateles through me years and years ago.  And a fellow painter who had come up from Texas grew up on the road to the north of us at the lake... Small world....

Continuing Education - Environmental Issues

On the 23rd, I took another course:  Environmental Issues with Steve Selig.  His class was contact-packed - I took five pages of notes and we rolled through short breaks and lunch, frankly, I thought, eager to get back to learning what he had to teach.  A complex person - attorney, environmental activist, home inspector and remediation expert, knowledgeable in what seemed like everything related to the environment.

The areas he covered were mold, radon, carbon monoxide, water, buried oil tanks,lead, asbestos, and septic systems.  The most amount of time was spent on mold - what it is, what the dangers are, and why it's become a leading concern in the real estate field, both with new construction and resale.  The short video he played was terrifying.  A family had neurological damage from living in a house - huge and expensive - that would never be able to be re-habbed.  The brain damage in the father and son was permanent also.

Very simply put, mold grows where the humidity is above 70%.  Companies that test for mold must put it under the microscope - you can't tell just by looking at it.  If the mold in the house is confined to under a 10 square foot area, then the homeowner can clean it.  If it is about 100 sf then it is considered a "biohazard" and must have mitigation from certified and licensed remediation specialists.

Carbon monoxide poisoning sends 20,000 people to the ER every year.  Of these, 500 die of it.  Keep everything that generates CO away from the house - meaning generators and yes, the family car.  Starting a car in the garage or even the driveway and leaving it running is not a good idea.

Buried oil tanks have a 16 year life span.  In Massachusetts, all buried oil tanks must come out of the ground.  Even if the tank is no longer filled or used, it should come out of the ground within a year to keep it from possibly polluting the soil.

Lead.  The #1 source of lead pollution in the U.S. is batteries in landfills.  Steve went over the guidelines for painting and remodeling when lead is present.

There is no simple test for asbestos.  It's been known to be a problem since 1884 - but not until the 1920s was it acknowledged.  It is actually a mineral - very strong, impervious and excellent for strengthening building materials.

Septic systems need to be pumped every one to five years.  The average life of the system is 20 years.  If you sell a home in Massachusetts, you must bring the septic system into code for that year.

Fascinating - all of it.  I made notes to tell Bob some of the things we need to do around our house, including putting a CO detector in the apartment for when Rachel and Alex come to visit. We also need to pull our old buried oil tank now that we've stopped using it...I've known that, but now it's a priority.  Continuing ed - thank you!  I learn a lot for my business, and also for myself.

Julia

I saw again one of my favorite movies, Julia, last night.  It was made in 1977 and stars Jane Fonda, Vanessa Redgrave, and Jason Robards.  Fonda plays Lillian Hellman to Robards' Dashiell Hammett.  Redgrave is lovely as Hellman's friend Julia.  Maximillian Schell and Meryl Streep (her first film part) have small roles.

Great, true story.  Everything moves back and forth through time.  Lillian and Julia are young school friends, Julia quite wealthy in terms of money but with a paucity of family life.  Lillian is taken with her, and reveres her free spirit and brilliance.  It's 1934 when the film opens, and Lillian is trying to complete her first play.  Julia is in medical school in Cambridge, looking forward to possibly working with Freud.  A good story, of friendship and love, war and peace, action and inaction.

What I love about it also, as I did when I first saw it, are the settings.  Gorgeously filmed, it takes you from a perfect Cape Cod cabin - weathered shingles, privacy, messy but comfortable interior - to a veritable castle just outside NYC where Julia and her very staid grandparents' reside at times.  The room in which the girls play word games and laugh and talk about the future is a child's dream of a bedroom, before Pottery Barn came along.

This is contrasted by the hell that was overtaking Europe at that time.  Lillian goes to write in London, then to Austria - the grayness and damp is palpable.  Scenes, sets - all of which make the movie come alive.  The opening and ending - an old woman sitting in a boat (Lillian Hellman herself, actually) - is a memorable portrait.

I take from this how tied we are to where we are.  The Hellman and Hammett of the Cape are vastly different from the restaurants of NYC or Parisian hotels.  But each as beautiful in their own way.

New Construction - Continuing Education

Every two years we have to take classes to continue our license.  I generally end up with about 25 hours.  I've taken two courses recently - my license is up for renewal in August - and I want to share some of what I learned.

First of all, I like going to class, even if it is all the way up to Taft Road in North Syracuse, because I get a chance to see people out of our ordinary sphere.  Get fresh perspectives, or actually meet people with whom I've spoken but never encountered.  I could take classes online for the credits, but sitting at a computer all day is not what I want to do.  So off I go...

We had about 20 people in class for "Representing Buyers for New Construction."  The instructor, John J. Waugh, enjoyed the back and forth of the class and encouraged it.  A lot was general talk, and answering questions as they came up.  As I look over my notes I think it best to simply list facts I thought interesting or relevant.


  • 90% of all the homes built by buyers are not represented by a real estate agent.
  • Because of this, according to the statistics cited, homes will cost 20% more than if the buyer had been represented.
  • There are an average of 1,784 decisions to be made when building.
  • Some of the best builders are in the Northeast.
  • Marvin Windows are the most energy efficient.  
  • Cold air returns for a forced air furnace should be in every room.
  • Gutters are important: they keep water from the foundation and save the roof.
  • The cost is only about $800 for a 2,600 square foot house.

I have been representing buyers who build with builders most of my career.  I don't know a great deal about building, but I have found that I do have value in the process.  I think every agent who takes the time to be involved does.  If nothing else, agents have another set of eyes to look at plans critically, ask questions, 
and watch as the process unfolds.  While some Realtors felt they were shoved aside, the builders I have known are open to my involvement in the process.

Open House Alert! 5731 Sandbank Road

This is National Open House Weekend, so there will be many more open houses than usual in our area, and probably across the country.  I was at the Greater Syracuse Association of Realtors for a class this week and picked up my free balloons.  Come see them!



Sandbank Road is actually in Jordan - 13080 - but the Town of Elbridge.  Take Route 5 to Kinney's and turn down the road.  The house is on the left, past the little town park, majestically sitting up on a hill.

The photo I've chosen is the view out the window of the great room.  The property is over 1.5 acres, and truly like its own park.  You can walk back, and back, and finally you will get to fields.  But way back there there's a bench where you can sit and contemplate whatever you want to contemplate.

As I am writing this I am monitoring the news coming out of Boston.  A dear friend from high school lives in Watertown and is under lockdown.  She has been up all night and is waiting for the police to clear her house.  My heart is with her...I can't imagine this happening in her beautiful, quiet little town.  Or our town - but there's been Newtown and now Watertown.

Skaneateles Real Estate - The Occasional Update

April showers bring May flowers...but ours might be a bit drowned.  The spigots can be turned off now, please....

Did I ever relate this story?  If I did, please forgive me.  It is so classic Central New York!  I was driving down to the bank and thought about the rain, and how at least it wasn't snow.  I got out and a man passed me at the door.  In greeting he said, "At least it isn't snow!"  I swear this was five minutes after I had the thought.  If you are from outside of this area and want to sound like you're from here - just use that phrase.  You will definitely get agreement and a smile.

The update is closer to the last one because I am feeling things happening here.  I have buyers, new ones, and new listings coming up, too.  Other ones have sold or look promising.  So I wondered about the rest of the area.

Currently there are 78 listings in the Skaneateles area of the multiple listing service.  Of these, 20 are in the Village and an equal number are considered waterfront.  As suspected, 6 listings came on in the past 10 days, only one a re-list.  The other five range in price for 1.75 million (not on the water but gorgeous!) to a mid-$100,000 home in the town.  Two others are Village and the last has acreage and a newer-built home.

Under contract there are 14 waiting to close.  Only one new one was added.

The best news is that we have gotten to The First Twenty closings.  The two new ones that sold and closed were both in the lower $100,000 range.  In the next few days I will write up the houses that closed and their published selling price.

Open House Alert - 115 Raspberry

Home Inspector Newsletter

Every month in my e-mail I receive a copy of the CNY ASHI newsletter, The Observer.  I read it because it's a mix of quirky info (see below) and great insights from inspectors.  Photos help, too.  It is written mostly by Tom Sherman from Absolute Home Inspections, and reflects his sense of humor.

One of the photos shows a shed snakeskin... a long, shed snakeskin.  The caption reads "Wonder where the rest of this snake is?"  The skin is up among the joists in a house that presumably was being inspected.

Another photo shows a propping system devised by the builder.  Not a good one, either.  The inspector notes that this is new construction, and it was discovered during a stage inspection.  The suggestion is that even new construction should have interim inspections done by an independent company.

On to the fun part:

A helicopter was flying around above Seattle when an electrical malfunction disabled all of the aircraft's electronic navigation and communications equipment.

Due to the clouds and haze, the pilot could not determine the helicopter's position.  The pilot saw a tall building, flew toward it, circled, and held up a handwritten sign that said "WHERE AM I?" in large letters.   People in the tall building quickly responded to the aircraft, drew a large sign, and held it in a building window.  The sign said, "YOU ARE IN A HELICOPTER."

The pilot smiled, waved, looked at his map, determined the course to steer to SEATAC airport, and landed safely.  After they were on the ground, the copilot asked the pilot how he had done it.

"I knew it had to be the Microsoft Building, because they gave me a technically correct but completely useless answer."

Skaneateles Real Estate - The Sometime Update (March 21 - April 3rd)


As you can see, our household has been taken over by Final Four fever.  I bought orange table mats, a citrus candle, and these four orange tulips.  Soon there will only be two...Hopefully, of course, Syracuse.

In the meantime, there are houses to sell and homes to buy!  Currently there are only 72 active listings in the Skaneateles area of the multiple listing service.  Of these, 16 are in the Village and 19 are waterfront.  Eight are sort of new - four are re-listed (freshened) for the season.  Four others range in price from the mid-$200,000s to waterfront closer to a million but not quite there.  One is Village, but the others are either on the water or have lake rights.

In the under contract categories there are only 15, but 6 are new.  Interestingly enough, 5 are in the town, none are waterfront, and there is only one in the Village.

And then we come to the closed properties.  We now have 19 - one more and I will be writing about the First Twenty, spelling out the addresses and the published sale prices.  The new ones cover the Village, Town and waterfront.  They range in price from the mid-$100,000s to over a million.

So - Go Orange!  It has been a spectacular ride this year, and just like the real estate market, filled with ups and downs, tension, relaxation, smiles and tears.  Go Orange!

Tournament Time

What a great NCAA Basketball Tournament it's been so far, after only one real round.  I love it when the underdog teams win and upset (as long as it's not Syracuse!) the other teams.  Last night's Florida Gulf Coast University's win over Georgetown was a game for the ages.  Incredible shots, young kids giving their all, and frankly having a lot of fun, it looked like...

SU plays tonight - late again, so if I am a bit bleary-eyed at the open house on Sandbank tomorrow, please forgive me.  I am sure I will be awake long past midnight.

I am back in contact with Cindy Pack, a Realtor from Louisville.  We wrote to each other a few years ago, and in the ensuing battles I sent her an SU T-shirt and she sent me Louisville's T.  I wore it last year at the Big East, and will again this year whenever they play...until SU plays Louisville for the Championship.



So tonight - Go Orange!  No matter what happens you have given us highs and lows this long winter season, and I, for one, appreciate you!

Open House Alert! 5731 Sandbank Road

Sunday afternoon I will be busy again.  The open house is scheduled for 1:00 to 3:00 on Sandbank in Elbridge (Jordan zip code - 13080).

I love this house.  Wide open to the back yard and nature - tons of birds and deer come in because there are only fields beyond.  And yet you are maybe a mile from Route 5, Kinney's, and easy access to Syracuse and Auburn.  You can get in to the University in 25 minutes or out to Cayuga Community College in 15 minutes, going west.

Back to the house:  three bedrooms, all large with good closets, and two full baths, both with great tubs.  Those are on the level above the garage.  The main room - called quite truthfully a "great room," has cathedral ceilings way high.  (Ask the owner - he just painted them!)  The kitchen and living room look out on to the back yard through huge windows, so it appears you are right there.  Like in a nature center - you see the animals but they don't see you.  All new appliances in the kitchen, too.  The table is situated so you see the road, but because the house sits up and back so far you have the catbird's seat.

Go down a level to find the family room (cozy as can be!) that opens onto a three-season porch with a hot tub.  The porch is surrounded by terraced gardens.  You have the feeling (in warmer weather) of sitting in a conservatory.  If you want sun - just go out and take a dip in the above ground pool.  Then walk out into the yard...huge trees surround you, giving the sense of privacy.

Skaneateles Real Estate - The Occasional Update (March 5th to 20th)

I had several questions this week from people who have listed their houses about how it's all going.  I've seen interesting homes come on the market and watched others go under contract.  My lovely listing on Fikes Road (the open house was two weeks ago) is now under contract.  Hooray!  All this to say here are the latest stats.

There are 71 single family properties listed as active in the Skaneateles area of the multiple listing service.  Of these, 13 are in the Village and 17 are waterfront.

New on the market since March 5th are three properties.  All three are outside the village, but one has lake rights.  Their prices range from the mid-$100,000s to almost $600,000.  Two others were re-listed.

In the "under contract" categories are 16 homes waiting - itching - to close.  Three new sales have joined them, two from the Village and one from the town.  I have a sneaking suspicion that two of these are somehow related.  The sale of one created the purchase of another.  I will see.  But that's what happens in this area.  People move up or down, not wanting to leave.

We have 13 sold and closed homes in the area now, year-to date.  Two of the new ones are Village homes and the third comes from outside.  This compares with 14 at this time last year and only 9 the year before. We are doing just fine!

I was struck a couple weeks ago by the real estate section's list of the top five properties to close in all of Onondaga County that past week.  They started in the $200,000s range and went down from there.  That did not bode well.  I just went back and checked some stats.  In 2011 and 2012 by this time 34 properties which had been listed at or above $300,000 had closed.  Both years - I kid you not - 34!  This year there have been.....wait for it....35 properties!  When we talk about the consistency of Central New York, this is a prime example.  Never too high so we don't fall as far....

Response to Chamber Postings

I love this e-mail I received from a Faithful Follower:

We came to Skaneateles for the school, but now that my son is in college we are staying for the same reasons you gave (walkability, environment) and then some:  We're outdoors people and we love all the opportunities which Skaneateles provides:

 - Community center - swimming, skating (out of towners marvel at this facility)
 - Lake - sailing, swimming
 - Open Spaces - 4 ski areas within an hour, hiking trails through the conservation areas, Finger Lakes Trust, Finger Lakes National Forest, and the Montezuma area. While we don't have a national park, we do have Adirondack Park and 'our' Great Lake is not an hour away.

I talk about the outdoors as a very good reason to be here (winter haters can hate all they want!) because most don't think of "New York" and the "outdoors" in the same sentence.

Chamber Luncheon

First let me say Mirbeau is marvelous, a real gift to the area.  The luncheon was held in a small room, large enough for just three tables and a presentation table.  I asked Sue if I would know anyone, and she said "about half."  What she didn't say is that three Realtors from Williams, two from Finger Lakes Partners, three more from RealtyUSA were the "half."  Hah!  And one of the presenters was from John Arquette, a young woman I've known through her father for a few years,

Lunch - salad with goat cheese, carmelized walnuts, blueberries...braised beef over potatoes (both were so smooth I wasn't sure which was which), then a slim piece of chocolate cake that kept me buzzed for several hours afterwards.  Sublime!

The young Realtor, Leslie Chave, spoke about the reasons people come to Skaneateles and the reasons they don't.  (Basically she stole my thunder, but did it very eloquently.)  She shared a comparison of two houses, one in Skaneateles for $329,000 and another in Manlius for $279,000.  It is difficult for new buyers to afford these, she asserted, but went on to say that she loved Skaneateles and felt it had a great deal to offer (as it does.)  She said young people who have returned to the area have formed a group to promote Skaneateles.  "Skaneateles is a great place to visit, and a great place to live!"  (I paraphrase.)

Ron Miller, the Assessor, spoke about the statistics.  Our homes are generally older and more unique.  The average price is $271,000 (or so.)  He compared the tax rates of the different areas with of course poor old Elbridge coming out sadly high, while Skaneateles is the lowest in the county, a little known fact.  (More thunder-stealing.)

My turn.  As I got up, Kathy Walton from RealtyUSA knew my plight and said "just affirm what they said."  So I did, adding the piece about how a comparably-priced home in Skaneateles when mortgaged has a smaller monthly payment.  I showed two homes at $175,000 - in Skaneateles, the payment is $176 less than Camillus.  That matters to first time home-buyers.  (Thanks to Carol Alger at Paragon Home Loans for the comparisions.)

All in all, an interesting lunch.  Kathy Pastel, interim Superintendent for Skaneateles Schools, said that we need younger families to round out our aging population.  The graduating class this year will be 140.  The entering kindergarten class at this point is only 81.  Yikes!

So I think I will continue to attend these gatherings, just because it's a good way to connect.   The next meeting is at Anyela's - even more reason to go!

Chamber Presentation on Thursday

The monthly meeting of the Skaneateles Chamber will be on the 14th at Mirbeau.  Since this meeting will focus on real estate, Sue Dove has brought together people who know about it.  I am speaking about the market and why people would buy in Skaneateles.  I also want to add why people don't buy here.  I am alotted only about 10 minutes, but I thought I'd write out my thoughts here and then refine them for my brief talk.

First of all, the market has been excellent the past twelve or so months.  Two and three years ago in March there were 104 single family homes on the market.  Now there are only 73.  Those years we had seven closings - this year we have 11, year-to-date.  Those are significant numbers.  Fewer homes lead to less time on the market.

Who buys here?  First of all, waterfront is always strong and the primary reason for about a third of the homes sold each year.  There are now more homes to be sold, plus lots for building.  More camps and lake houses are available as the population ages or investors move on.

The people who buy in the town portion - and I look at all the homes in the Skaneateles School District as contributing to the health and wealth of Skaneateles - are looking for land.  They want acres for their children to play.  Most of my sales have been to people who know the area and want to upgrade their current homes.  Often they came because of a job - WelchAllyn primarily, but the other companies in either Syracuse or Auburn contribute buyers too.  They are families who want the school district.

The people who buy in the Village may also have families, but more and more I am seeing retirees picking up homes.  The Village is an excellent place to retire, and more should be done to promote it as such.  It is safe, quiet, off the beaten track, a destination unto itself.  Electric is low, off-setting the village tax.  There is no condo fee and the homes are different, not tract homes.  Walkability is a huge factor for communities, and Skaneateles has some of the most walkable streets in the country.  My friends who have moved here love the idea that they can go to dinner at the Sherwood and walk home.

There are misconceptions out there about Skaneateles.  The one I hear most is that Skaneateles is too expensive.  I will ask this at the meeting - how many homes closed in Skaneateles in the past 12 months that were listed under $200,000?  If you read this blog, you would know - 30 homes is the answer.   That's about a quarter of the homes sold during that time period.

I am putting together a handout to demonstrate that Skaneateles homes priced under $200,000 are actually less expensive than a Camillus home of the same price.  And both are less expensive than the hard-to-find single family rental.  The reason?  A much lower tax rate.  If a house cost $175,000 in Skaneateles, with a 10% down payment, the monthly payment would be $1,225.  In Camillus, that payment would be $1,500 because taxes are that much higher.

The second misconception that people have who have lived around here is that Skaneateles is so far away from everything.  As we all know, Syracuse is half an hour away, the airport 40 minutes, and Auburn only over a few hills.  How many times have people shown up early, planning for a longer drive to your house?  But for people moving in from out of the area, these commutes are miraculous to them.  They ask to see everything within an hour's drive, and realize they can find it only fifteen minutes away.

The third misconception is that Skaneateles is filled with the Country Club set, and there is no place for "ordinary" people.  Not true, as we all know.  It was only a few years ago that there were mobile homes on Genesee Street.  There is a definite lower economic range represented in the schools and the area.  Those $200,000 homes could be purchased by middle class families.

We do have a lack of diversity.  Although that has changed in the past decade, mostly thanks to WelchAllyn, we have not created enough of a perception of acceptance of diversity.  This is not my area of expertise; I can only report what I hear from people who move into Central New York.

We have a great waterfront community, town and Village.  It is affordable, within easy commuting distances, accessible for walking, and lovely.  It works for diverse groups - grandmothers as well as first time homebuyers, single people and businessmen.  We just need to get the word out!

Open House Alert - 5935 Fikes Road

This may be your one chance to see this amazing property.  We have had a great deal of activity on it, and are expecting an offer.  But come and see it tomorrow, Sunday the 10th, from 1:00 until 3:00.
